1) Finding Out How Much Your Property Is Worth
For Landlords
We begin by having a conversation with the customer to learn about their property, ideal tenants, preferred rent, and any other requirements (pets, furnishing, length of contract, breaks, etc.). We advise our customers on pricing and compliance, so they have a clear understanding of the current situation.
For Tenants
Our experts talk to you about the (budget, area, furnishing, commute, and move-in date). We then match your given requirements with the best available homes, whilst explaining the transport and other amenities of the area.
2) Preparing Your Property
For Landlords
We make sure your property is market-ready
- Safety & compliance: valid Gas Safety Certificate (annual), EICR (electrical, typically every 5 years), smoke alarms and carbon monoxide alarms where required, and an EPC.
- Presentation: light repairs, professional cleaning, and clear photos.
- Paperwork: We gather key documents and agree on your service level (Let Only, Rent Collection, or Full Management).
For Tenants

3) Finding Your Tenants

4) Making an Offer

We’ll help you submit a clear, written offer that covers rent, start date, length of tenancy, break clause, any requests (for example, professional cleaning or minor works), and whether you require adjustments for parking or furnishings. 5) Referencing & Right to Rent
For Landlords
We conduct thorough checks and update you as soon as each step is completed. If a guarantor is required, we’ll handle that process too. Our goal is to reduce risk whilst keeping the timeline tight.
For Tenants
Once your offer is accepted, we complete the referencing process. This includes typically ID checks, income verification, a credit check, and, where applicable, a previous landlord reference. 6) Tenancy Agreement

7) Payments, Deposit & Protection

You’ll receive a detailed inventory & schedule of condition with photos. Please review it carefully within the allowed timeframe and report any notes. This document will be helpful at the end of the tenancy.
9) During the Tenancy
For Landlords
With our Rent Collection or Full Management service, we chase arrears, manage renewals, schedule periodic inspections, and coordinate maintenance with clear estimates. You’ll receive statements and updates to keep you informed about what’s happening.
For Tenants
If you would like us to manage the property fully, please contact us for repairs and maintenance. We triage issues quickly, instruct approved contractors, and keep you updated. For urgent matters, we have out-of-hours support. Please report issues early; minor problems are easier to fix whilst they’re small.
10) Renewals or Moving Out
For Landlords
We review market rent and advise on renewal terms, considering notice periods and any planned works. If the tenant moves out, we arrange a professional check-out, manage any dilapidations fairly against the inventory, and get your property ready for the next let with minimal void time.
For Tenants

FAQs About Our Letting Process
It is a small payment (up to one week’s rent) that a tenant pays to reserve a property whilst referencing is completed. If everything proceeds as planned, it is typically applied towards your first rent payment.
For most tenancies, the legal cap is up to five weeks’ rent. We register the deposit with an approved scheme and send you the paperwork.
After check-out, we compare the property against the inventory. Once any agreed-upon deductions are settled, we request that the deposit be released promptly.
Landlords must keep the structure, heating, electrics, and plumbing in safe working order. Tenants are responsible for day-to-day maintenance and must report any issues instantly. We coordinate with contractors to manage the property.
