HMO Management Fees

Running a House in Multiple Occupation is busy work. Our HMO management fees are simple, fair, and easy to budget. We charge a clear set-up fee per room to launch the let, and a single monthly HMO fee for complete management.

Set-up fee:

Covers marketing each room, professional photos, viewings, tenant referencing, right-to-rent checks, and the tenancy pack. We also register the deposit and create a house file that includes the licence, floor plan, EPC, Gas Safety, EICR, PAT, and fire risk assessment notes.

Complete management:

Covers rent collection per room, arrears chasing, routine inspections, safety reminders, and 24/7 repair handling. We coordinate cleaners and gardeners for shared spaces, manage waste effectively, and handle council queries and licence renewals. You receive a monthly statement for the entire property, along with a clear breakdown.

What we do not charge:

No mark-ups on contractor invoices, no renewal commission unless we negotiate and sign a new term, and no long tie-in. If a room is empty, we work to refill it fast, and we reduce our fee for that room.

Optional extras, priced up-front:

Inventories and check-in/out, fire alarm servicing, emergency lighting tests, Legionella checks, and compliance packs for licence applications.

Service levels:

Let Only HMO (one-off set-up fee), Rent Collection HMO (% per occupied room), and Fully Managed HMO (fixed fee). Client Money Protection is in place, and we are a member of a redress scheme. Switching from another agent? We manage the handover and align fee dates so you never pay twice.
